I don't care for achievements since they're completely pointless. As for the rooms I guess they could be cool, but right now they're sounding a lot like what's possible in unranked matches. I guess we'll just have to wait, and see exactly what they do with them, but I don't want to be walking around all over the place to get into one. Maybe there is a bus system with instant access.
Do further explain these rooms you speak of, and how exactly they enhance the actual game play.

Honestly a lot of this stuff is just to make people think they need something. If I want a movie, game or music I'll spend my money on the actual physical media. I have yet to see these great digital distribution deals I've been hearing on, and on about. I myself aren't to keen on the whole wanna be video game thug theme they got going on, I've owned all the others, but they've certainly lost their charm for me, but the addition of multiplayer should add lots of replay value. I'm on the fence about this one, and wouldn't give it a second thought if more quality games were released this time of year as I've already made a few mistakes in purchases this year alone. This game may not look better than Uncharted, but it certainly looks better than motorstorm, which wasn't graphically impressive by any means. Graphics aside the game looks mediocre regardless.
When people talk about games that look better then the rest of the catalogue of other systems they talk about actual released products such as Drakes Fortune.
If you want to talk about unreleased products why not throw, MGS4, 8 Days, or Killzone 2 in the mix? If Alan Wake same as killzone 2 delivers on the actual released product, which is a different beast entirely from a tech demo then it should be amazing no doubt, but don't turn this into something it's not.

Not to take anything away from either game, but "if" killzone 2 gets solid ratings it will sell more. Even if there are more diehard Gaiden fans the prospect of a well rated fps will sell more every time.
